Our Booking Conditions / Pool and Other Rules

Note: the conditions will be shown to you for your agreement as part of the booking process.

General

This is a legally binding contract between the property owner, HOME FARM HOLIDAY COTTAGES and the holidaymaker. The property owner is also referred to as “we” and “us”.

The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as “you”.

The property referred to being HOME FARM HOLIDAY COTTAGES, HOME FARM, HOLT ROAD, WEYBOURNE, NORFOLK, NR25 7ST.

Bookings

A booking deposit is payable within 5 days of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.

The balance of the rental charge is payable not less than 6 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. Please be sure to note the due dates of these payments as reminders are not routinely issued.

Bookings made less than 6 weeks prior to the arrival date must be paid in full at the time of booking.

Cancellation by the Holidaymaker

Cancellation of the booking by the holidaymaker should be made in writing and addressed to:

In the event of a cancellation, we will attempt to re-let the property and if successful, a discretionary payment may be made. However, we strongly recommend you take out holiday cancellation insurance.

Cancellation by the Property Owner

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

Miscellaneous

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.

The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.

The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.

Bunk beds

Children using the top bunk bed in Plover Cottage must be 6 years or over.

Number of Guests

Each property has a maximum number of people entitled to stay at each property and furthermore, only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub-letting or assignation of the let is prohibited.

We do not do put-me-up beds, or blow up beds. Each property only sleeps the number of people stated in the description. We will not accept you into the property if your numbers exceed the number of people the property sleeps (cots are provided for babies not for children who should be in beds).

Arrival and Departure Time

Every effort will be made to have the property available from 4pm on the day of arrival. The property must be vacated by 10am on the day of departure. Late departure will result in an additional charge being made. Information about keys and how to collect them will be provided once full payment has been received.

Liability

The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.

Children must be supervised at all times. We regret that we cannot be held responsible for your children, their behaviour or any accidents that occur during your stay.

Cleaning

We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.

Breakages

The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental dame or breakages should be reported to the property owner (or their representative) prior to departure. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.

Complaints

Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.

The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.

During your stay

Linen and Towels are provided. Linen for cots is not provided. Towels for the pool and beach are not provided, however you can rent pool and beach towels for an additional charge of £2 per towel.

Pets

One dog is allowed in ROSEDALE BARN Cottage, THE CLOCK HOUSE, TRACTOR Cottage and BITTERN Cottage subject to the property owner's agreement. All pets must be house trained and the number and type of pet must not exceed what was agreed at the time of booking, otherwise a breach of contract will be deemed to have taken place.

Pets must not be left unaccompanied in the property at any time and must not be allowed on the beds or furniture. The holidaymaker shall be liable for all damage caused by his/her pet or any pet belonging to the holidaymaker's party. A charge will be made for any additional cleaning required. The property owner cannot be held responsible for any accident or injury to a pet during their stay.

Pets are not allowed on the Home Farm site, pool, play area and other properties. We request that all pets are treated with Frontline or equivalent.

Swimming Pool and Mini Gym

All guests are responsible for their own safety whilst using the swimming pool and mini gym as it is unattended and we do not provide a lifeguard. Children aged under 18's and non-swimmers must be supervised by a responsible adult at all time. Lone swimming and using the gym is not allowed for safety reasons. Infants are required to wear neoprene swim nappies.

A code to unlock the pool and gym facilities will be issued once guests have signed the insurance waiver.

The pool and gym are available to guests between the stated timetabled hours shown in the Pool Rules.

We reserve the right to close down the pool and gym at any time in the event of an emergency. No compensation will be paid in these circumstances.

The pool is available for Home Farm Holiday Cottages guests only and not their visitors. We reserve the right to cancel a guest's access to the pool if the pool and gym rules are not adhered to.

Electric Cars

We do not have any electric car charging points yet. We are happy for you to charge your car by prior arrangement using an extension lead to your property. However, we do expect an 'honesty box' regarding the amount of electric you use during your stay and to pay Home Farm Cottages before departing.

Smoking

All our properties are strictly non-smoking.

Pool and Other Rules

Our Pool Rules

General

The pool has no lifeguard. It is a self-regulated site. It is therefore vital that all users read and understand the rules below.

We reserve the right to ban any residents who are not following the rules set out below.

Pool Rules

  1. Children under 12 yrs must be supervised by a parent/guardian (over 18 yrs) in the water.
  2. Children between 12+ and 18+ who are non-swimmers must be supervised by an adult (who can swim) in the pool building.
  3. Do not swim alone.
  4. Do not prop open any doors leading to the outside.
  5. Do not open any windows.
  6. Only use fire exits in an emergency.
  7. Never let people into the pool building who are not in your party, especially unsupervised children.
  8. Never disclose the entry code to children in your party.
  9. Food and drink is not permitted in the pool building.
  10. All outside shoes must be taken off inside the lobby area and left on the shelving provided.
  11. Please clear the changing rooms within your allocated times and use the storage boxes for clothing etc.
  12. Swimmers must provide their own towels – not the cottage towels. If you have forgotten to bring beach towels these can be hired from us for £2 per towel.
  13. Strictly no diving.
  14. No flippers allowed or large inflatables (lilos, dingys for example).
  15. Inflatable balls only, no hard balls.
  16. Infants must wear aqua nappies. If you have not brought these, we can sell you some from the farmhouse.
  17. Health and safety rules must be obeyed.
  18. Pool used strictly at users own risk.
  19. Personal property is left at owner's own risk.
  20. Pool is available for the use of Home Farm residents only, not their guests.
  21. Please respect other visitors using the swimming pool by vacating at your given time.
  22. Report any issues immediately.

Pool Opening Hours

Monday–Sunday: 8–11am and 2–7pm

  • Outside of the above hours, no one must be in the pool or changing areas.
  • On your day of departure please be aware that you must vacate the property by 10am. This includes the pool facility also.

Other points re the Pool

  • Length: 12 metres, width: 5 metres
  • Shallow end: 0.9 metres, deep end: 1.27 metres
  • Full climate control
  • Heated to 29°C.

We reserve the right to close the pool/gym at any time for maintenance purposes.

In an emergency…

  • raise the alarm immediately (public phone in the laundry area), and
  • let Home Farm Management know ASAP.
